The Cutoff Is Absolute Under MahaRERA Order 65A/2026, the legacy portal was closed effective 11 May 2026. All project registrations, complaint filings, QPR submissions, developer credential checks, and regulatory disclosures now operate exclusively through the new MahaCRITI platform. The transition was not sudden — MahaCRITI's comprehensive project lifecycle management module launched in May 2025 — but the cutoff is absolute. Applications that were incomplete on the old portal as of 11 May 2026 were administratively closed. They were not migrated. A developer or agent with an incomplete application on the legacy system must file afresh on MahaCRITI. This applies to project registrations, agent registrations, and complaint filings alike. What MahaCRITI Now Shows in a Single Project View For homebuyers, MahaCRITI is the only portal for verifying project registration status, checking the QPR escrow balance, tracking complaint history, and confirming developer credentials. The interface is built around the project lifecycle: booking status, escrow collection rate, OC/CC status, and QPR filing history are accessible in a single project view — a significant improvement over the fragmented data on the old portal. The escrow check is the most actionable tool available before signing any extension consent letter or additional payment demand. If a project's escrow collection rate is below 70% — meaning the developer has collected from buyers less than 70% of what it has collected and should have deposited — the project is in a financially vulnerable position. MahaRERA's own enforcement data, and the Bombay HC's CCI Projects analysis, both use the 70% escrow threshold as the key risk indicator. For Agents and Developers MahaCRITI is now the baseline compliance check before marketing any project. A project without a current QPR on MahaCRITI is a project that may already be within MahaRERA's enforcement scope. The June 19 show-cause notices to 8,212 projects for QPR non-compliance — covered in Issue 22 — demonstrated how rapidly the authority can act on the new platform's data. For developers with previously registered projects, the transition requires logging into MahaCRITI with credentials linked to the existing MahaRERA registration, completing any pending disclosures, and ensuring the latest QPR is filed. Developers relying on their old portal registration without confirming MahaCRITI status face administrative and marketing consequences.
